1. Project Overview AVEH is launching the transformation of an exceptional palace in the Palmeraie of Marrakech into a flagship luxury boutique hotel and lifestyle destination. With 11,000 m² of gardens and 3,000 m² of existing buildings, the site offers rare volumes and unmatched development potential. The project merges high-end hospitality, immersive gastronomy, wellness, and event hosting in a fully integrated destination. We are raising €3M in Phase 1 to renovate and operate the property, and will open Phase 2 to selected investors for a €12M real estate acquisition and villa extension. 2. About AVEH Founded by David Coulomb, former chef at Yannick Alléno and Cheval Blanc, and Lucille Gallien, hotel development specialist with experience at La Fondation, Accor, and Pierre & Vacances, AVEH combines culinary excellence with operational and strategic hospitality development. Our track record includes projects with Dior, LVMH, Roland Garros, and the Cannes Lions. The renovated site will include: 20 luxury rooms and suites (some with private pools) Signature Franco-Moroccan restaurant 200 m² spa and wellness center 200 m² fully equipped gym + boxing ring Rooftop with panoramic views for yoga, DJ sets, and cocktails 250 m² seminar/event space for up to 600 guests It’s a hybrid model between hotel, private estate, gourmet retreat, and events venue. 5.
