Executive Summary

St John's University of Tanzania is the only centrally located University in Dodoma City in Tanzania. The University is only 2KMs from the city centrer. Based on its locational advantage, the University has set a side land for interested investors who would like to partner with it in investments such as students and staff appartments as well as an international conference hall. These projects are considered self financing projects because they will be used to generate income and finance the funds used for their establishment. The University much welcomes investors with interest in Build Operate and Transfer models as well as investors who are willing to loan the university at minimal interest rates. Amount requested is between USD 5,000, 000 - USD 10, 000,000. This amount is in the form of a debt. Preferred repayment modality is through the Build Operate and Transfer. However if this is not possible, then an agreed repayment modality will be reached with the interested investor. The University Top Management consists of there experenced Professors that hold the positions of Vice Chancellor, Deputy Vice Chancellor Academics and the Deputy Vice Chancellor for Planning, Finance and Administration. The Planning side is supported by a technical officer who is the Director of Planning and development while the Construction is supported by an Engineer in Civil Engineering. Construction projects are subjected to a very tight screening and identification of qualified and registered contractors in Tanzania. In addition, all construction process are subjected to approval by the University Governing Council made up of external individuals. The University has potential to generate USD 4, 399,614 per annum from its income sources that include tuition fees, students accommodation, staff housing etc. For the past 5 years, University income has been within this level and it is expected to improve with such investments. In terms of students appartments, the key market factor is that at the moment, the university has accommodation for only 680 students and yet the student number is over 5000 students. This has left many students struggle to find accommodation in the surroundings. In addition, accommodation is a key prerequisite for some parents to bring their children. Hence, due to accommodation shortage, some parents hesitate to bring their children. For the case of staff appartments and international conference hall, Dodoma City has no modern international conference hall easily accessible to the public. Hence, considering our location factor, we strongly believe that both the staff appartments and conference hall will be on high demand.
